Full Cat A fit-out of a garage showroom and 3 apartments as well as external repairs.
SUMMARY
Channel PC were instructed to act on behalf of the tenant in response to a Schedule of Dilapidations served at Georgetown Garage. We reviewed the landlord’s claim and advised the tenant on their lease liabilities. When it became clear that a formal settlement could not be agreed on reasonable terms, we advised that it would be in our client’s best interest to carry out the remedial works and reinstate the premises to a Cat A specification, thereby controlling cost, quality and programme ahead of lease expiry.
Following this, we were instructed to project manage the reinstatement works. The premises comprised a circa 7,500 ft² automotive showroom with associated offices, workshops and a petrol station, together with three residential apartments located above. With the lease end date fast approaching, we quickly defined the scope, coordinated procurement and took the works to tender to secure a contractor able to meet the required programme and standards. A rapid mobilisation was achieved, including works progressing through the Christmas period to protect the overall completion date.
Throughout the three-month delivery period, we maintained regular communication with the tenant, providing consistent progress updates and addressing issues as they arose. We attended site frequently to monitor progress, coordinate trades and ensure works were completed to the required Cat A standard, ultimately delivering a refreshed and compliant demise ready for handback. Despite the compressed programme and operational complexity of the site, the works were completed on time and under budget, enabling the tenant to conclude the lease with reduced dilapidations exposure and a clear audit trail of reinstatement.
